Kuzmanovi Dvori, located in the heart of Slavonia, represents a traditional place that tells the story of rich history and cultural heritage. This century-old Šokac house, with its distinctive "four pendžers from the road," once belonged to the Oršolić family, known by the nickname Kuzmanovi. The history of this house dates back to the mid-18th century, when members of the Oršolić-Kuzmanovi family served as border guards in the imperial service, safeguarding the Sava River border and fighting across Europe as part of the 7th Brod Border Infantry Regiment. Despite all the challenges, these family members managed to bring back beautiful and expensive fabrics and other rare gifts from various parts of Europe for their loved ones.
The house was built between 1928 and 1930, and today showcases the quality of construction that spared no expense on materials. At that time, building such a house and barn was a matter of prestige, a testament to the wealth of the family farm where four couples lived. The courtyard housed numerous agricultural and auxiliary buildings, from large barns to brandy distilleries. Although many of these buildings have disappeared, the house, barn, and outbuildings remain as witnesses to past prosperity. "The Kuzmanovi were a wealthy community and invested significant resources to showcase their wealth," say the owners.
Before the first renovation, the house was in very poor condition. The last descendants of the Oršolić family renovated it in 2000, but it was not until Marija and Stjepan Živković inherited the house in 2013 that they embarked on a thorough renovation aimed at preserving its original exterior and interior appearance.
Marija and Stjepan had a clear vision - to transform the house into an authentic Slavonian tourist attraction. Their New Year's decision in 2023 was to renovate the house for a vacation that exudes rich Slavonian tradition while meeting all modern standards. Three months of dedicated work resulted in a harmony between the old and the new.
One of the biggest challenges was harmonizing the traditional Šokac style with the modern needs of today's visitors. "We wanted to preserve as many original pieces of furniture as they hold special sentimental value," explain the owners. Hundred-year-old wardrobes now adorn the bedrooms, while old oak chairs and Singer sewing machines have been repurposed into side tables, breathing new life into them. "Guests love the look we've achieved," they add.
The house is equipped with all modern appliances, unlimited WiFi, Android TVs, heating and cooling air conditioning, and a large fireplace for a better winter ambiance. A special addition is the infrared sauna and whirlpool, enhancing relaxation and enjoyment in the authentic Slavonian atmosphere
The courtyard of Kuzmanovi Dvori was a blank canvas needing a new story. The first thing the owners did was build a gate that provides guests with complete privacy. The courtyard now features a large lawn, a summer pavilion, a children's playground, and a semi-open terrace with a whirlpool.
A special place in the courtyard is occupied by the barn from 1931. This impressive building, built in an industrial style, is planned to be converted into a space for celebrations and an exhibition area with a gallery. "We want to preserve and present Slavonian cultural heritage," say the owners.
The brick-built barn, measuring 20x7x8 meters, was a matter of prestige among wealthier peasants, explains Stjepan. Currently, the sheds serve as a garage for bicycles and as a storage room.
Guests must appreciate the authenticity and the story behind Kuzmanovi Dvori. Here, a different vacation experience is offered. The luxury of ample space, privacy, and peace, a return to childhood for those with Slavonian roots, and a unique experience of Slavonia for all their visitors. Guests particularly praise the harmony of old and new, which is challenging to achieve but brings invaluable value.
An essential part of the experience is the Slavonian breakfast, included in the overnight stay. "We offer homemade products from our family farm - eggs, cured meats, cow cheese, homemade bread, seasonal vegetables, and fruits. And, of course, plum brandy as a welcome," they add with a smile.
Kuzmanovi Dvori are also recognized as "Bike and Bed," making them an ideal destination for cyclists. Štitar, the village where they are located, is part of the cycling Route 308, the Sava Route. The house provides a good rest after engaging in active tourism and sports. Cyclists can wash and dry their laundry, safely store their bicycles, and prepare for the continuation of their journey.
Plans include the renovation of auxiliary farm buildings in the courtyard, the refurbishment of the barn, and the construction of a pool. Marija and Stjepan aim to create spaces for celebrations, exhibition areas, and galleries, preserving Slavonian cultural heritage and providing guests with a unique experience.
